ADDITIONAL POINTS REGARDING THE
PORTABLE METAL STORAGE SHED
Modified Metal Storage Building
PREVIOUSLY PRESENTED BY THE HVBOD
TO THE MCA BOARD OF DIRECTORS
[Additional/Updated Notes in Brackets]

  1. There has never been a metal shed anywhere in the Meadowcrest community. The appearance of such a shed [is] contrary to the architecture and design standards of the residential villages and common areas and [is a blatant] deviation of the concepts and standards embraced by Mr. Stan Olsen when Meadowcrest was being created. These concepts and standards are exactly why everyone who lives here selected Meadowcrest for their home.

  2. The very definition of "portable" metal sheds dictates that they are not secure and could therefore create a distinct hazard to nearby homes during a severe storm. Even when secured with Hurricane-type screws sunk into the ground, it is common knowledge that this type of structure is the first to be blown away along with trailers and modular homes during the earliest stages of said type storms, making this shed a high liability risk.

  3. To erect such a structure anywhere in Meadowcrest displays a distinct disregard for the safety [and investment] of our residents and those non-residents that work on or about the community.

  4. Since future use of MacVicar Park has not been decided or even explored to any extent by the Meadowcrest Board, the design, appearance and placement of this type shed in the Park (at any location) could be a hindrance with Park expansion when its use is decided. [The landscaping selected will require high maintenance in order to keep it under control, and still will never serve to adequately or aesthetically camouflage the building from view.]

  5. Ninety percent of maintenance work performed in Meadowcrest is in and around the clubhouse, pool and common areas of the lake park. Distance from MacVicar park to the afore-mentioned areas is approximately ¾ of a mile each way, which would be inconvenient, time consuming and counter productive for obtaining supplies and needed equipment.

  6. The lack of any conditioned road or pathway could make access to the shed during or after severe weather extremely difficult. [Deep ruts are already apparent along the route from MacVicar to the newly-placed storage building, which will continue to contribute to the deterioration of the Park and Community appearance.]

  7. The MacVicar Park location would make it a prime target for vandalism and burglaries due to the isolation of the area. Even if the area were well lit, vandals and burglars would be completely at ease because of said isolation. It may be argued that there will be nothing of importance in the shed to steal. Unfortunately, burglars do not know this until they break in and have already caused their damage, which could be extensive. [And may very well move on to the nearest home(s) to break even.]

  8. The selection of a metal shed is nothing more than an expensive "quick" fix. To do something right the first time, no matter what the cost, is always cheaper than having to make corrections, repairs, replacements, and adjustments etc. in the future. [Correcting this mistake in a timely manner is of vital importance due to the three-year statute of limitations. Due to unauthorized modifications made to the shed (i.e., chicken wire added to windows), it appears that options for return will be "restricted," accordingly.]

  9. Rather than a square [ plus! ] metal box, we feel that a permanent code-enforced CB stucco building could be designed to match the ambiance of Meadowcrest and would be an asset instead of a dangerous eyesore to the community.

  10. As a suggestion, an addition (extension) to the swimming pool restroom building would make an ideal storage shed, would be perfectly located for availability and would fit in with the Meadowcrest Community environment.
